CLIENT OBJECTIVES

To refocus facilities resources and streamline building operations; to reduce the number of full-time employees.

VALUE DELIVERED

Increased facilities management flexibility and more productive building operations and maintenance; reduced manpower needs, annual cost savings of over $164,000.

SOLUTIONS

To meet its goals, this client outsourced its engineering and facility maintenance operations, including management of its facilities, warehouse, telecommunications center, and subcontractors, to EMCOR Facilities Services (EFS). This strategy allowed implementation of a “flow-to-the-work” staffing philosophy, permitting personnel multi-crafting and increasing productivity. The result was a reduction in headcount from 13 to 8 engineering and facilities technicians, all of whom were moved onto EFS’ payroll. Furthermore, if building maintenance demands increase, EFS can provide flexible resources, enabling the client to transition from a fixed- to a variable-cost staffing model. Overall, by outsourcing its facilities management and building operations to EMCOR Facilities Services, the client achieved annual cost savings of $164,541.
